Roofing contractor in Ogden, Utah

From older homes near downtown to newer neighborhoods on the bench, Ogden roofs carry real snow, cold and wind. Hamblin Homes replaces and repairs roofs across Ogden and the rest of Weber County, built to the city's permit and design requirements.

What does a roof replacement in Ogden involve?

Ogden City requires a building permit to replace a roof. A replacement removes the old roofing down to the deck, repairs damaged decking, and installs ice barrier underlayment (required in Ogden), flashing, ventilation and new shingles or metal, fastened for the city's design wind speed of 115 or 120 mph.

What Ogden's building code asks of a roof

Ogden City publishes the design criteria every building permit is checked against. These are the ones that shape a roof:

  • A permit for every roof replacement: Ogden City lists replacing a roof among the jobs that need a building permit (Ogden City permit requirements). If a bid doesn't mention the permit, ask whether it's included.
  • Ice barrier underlayment: required in Ogden. It goes down at the eaves, where snow melted by attic heat refreezes into ice dams and backs water up under shingles.
  • Ground snow load of 43 to 50 pounds per square foot: set by Utah's amendments to the International Residential Code. Utah State University's snow load map gives the value for an exact location.
  • Design wind speed of 115 or 120 mph (3-second gust): it sets how shingles, ridge caps and edge metal are fastened.
  • Severe weathering, 5 degree winter design temperature: freeze and thaw work on every gap in flashing and sealant, so those details get as much attention as the shingles.

Reroofing in an Ogden historic district

Ogden's Landmarks Commission reviews exterior work on landmark buildings, and on some buildings in the city's historic districts, through a Certificate of Historic Appropriateness. Its policies let city staff approve a routine reroof, usually within 5 working days, when the new shingles are similar to the old ones in material, color pattern and shape, such as replacing asphalt with architectural grade shingles. A different material or a special pattern goes to the Commission. Check your home's status before you sign a contract, so the approval is part of the schedule instead of a delay.

Older Ogden homes: what's under the shingles

Older homes sometimes carry two or three layers of shingles. The International Residential Code, which Utah adopts with its own amendments, does not allow a new roof over two or more existing layers (IRC R908.3.1.1), so those roofs come off to the deck. A tear-off is also the only way to find soft decking, missing ice barrier or poor attic ventilation, the usual causes of leaks and ice dams on an older house.

Ogden roofing questions

Do I need a permit to replace my roof in Ogden?

Yes. Ogden City lists replacing a roof among the jobs that need a building permit (permit requirements). If a roofing bid doesn't mention the permit, ask whether it's included.

Can new shingles go over my old roof in Ogden?

Not if the roof already has two or more layers: the residential code Utah adopts doesn't allow it (IRC R908.3.1.1). With one layer and a sound deck a recover can be allowed, but only a tear-off lets you find soft decking and install the ice barrier underlayment Ogden requires.

My house is in an Ogden historic district. What changes?

Landmark buildings and some buildings in historic districts need a Certificate of Historic Appropriateness. City staff can approve a like-for-like reroof, usually within 5 working days; a new material or pattern goes to the Landmarks Commission.

Roof size, pitch, layers to remove, decking condition and material set the price. Our cost estimator gives a range from published HomeGuide data, and we quote an Ogden roof after seeing it in person.
