Additions & ADUs

Home additions, garages and ADUs

Sometimes the right move is not a new house but more of the one you have. Hamblin Homes builds additions, garages and accessory dwelling units (ADUs) with the same crew that builds our new homes, so new work ties into the existing roof and exterior cleanly.

What is home additions and adus?

An accessory dwelling unit (ADU) is a second, smaller living unit on a single-family lot: inside the home (like a basement apartment), attached, or detached (a backyard cottage). Utah's SB 284 (2026) requires cities with 5,000 or more residents to allow detached ADUs on qualifying single-family lots of at least 11,000 square feet; local rules on size, setbacks and parking still apply.

Can I build an ADU in Utah? What Utah law says about your kind of unit, in six questions.

What we build

  • Room additions: bedrooms, primary suites, family rooms and kitchen expansions.
  • Garages: attached and detached garages, shops and RV garages.
  • Detached ADUs: backyard cottages for family, guests or rental income.
  • Second-story additions: where the existing structure supports it.

Utah's detached ADU law (SB 284)

In 2026 the Utah Legislature passed SB 284, which requires cities with a population of 5,000 or more to allow detached ADUs on lots of at least 11,000 square feet that have a single-family home. Cities still set design, setback, utility and parking standards, so the first step is checking your lot against your city's code. Read our plain-English guide to SB 284.

Tying new work into an existing home

The hard part of an addition is where new meets old: the roof tie-in, matching siding and trim, and flashing the joint so it never leaks. Because roofing and exteriors are our trade, those transitions get the attention they need.

Common questions

Can I build a detached ADU in my backyard in Utah?

Possibly. Under SB 284, cities with 5,000 or more residents must allow detached ADUs on single-family lots of at least 11,000 square feet, subject to local standards. We can review your lot and your city's rules with you.

Do you build detached garages and shops?

Yes: detached garages, workshops and RV garages, including electrical rough-in and a roof and exterior that match the house.

Will an addition match my existing house?

That is the goal on every addition. We match roofing, siding and trim where materials are still available, and recommend a whole-exterior refresh when matching is not possible.
